Let's go through the process of what it takes to sell your home. Step one is finding the right REALTOR®. And what does the right realtor look like? Something like this! No, seriously, the right REALTOR® is one that does this full time. Since 2017, I have helped over 150 families through this process and I as your REALTOR would bring my expertise to guide you through it as well.
We would start out with a consultation. That's where I would sit down with you and I discuss with you the motivations for selling your house, what you're expecting out of it, as well as what timelines we are looking at. We also look at monetarily where you want to end up as a seller. Most people are worried about getting the highest price, but what I also bring to the table is to guide you through getting your house prepped. I come and I make sure if there are any slight tweaks that we need to do to prepare the house for the listing and also coordinate the contractors so that you are not doing that yourself. One of my jobs as a real estate agent is to make this process as easy as possible for you as a seller. We keep in contact throughout the process, and I make sure that you will end up with the best offer possible and give you that expertise to get you to the settlement table.
Step two, after the consultation is when we put the plan in motion. Depending on what your property needs, I will coordinate with the contractors to make sure all the work is complete. If your house needs staging, I will coordinate with the stagers and get the staging completed.
Then after that, we will take professional photography. It is paramount that you get professional photography done, and this is a service that I include as well in my package. The number one thing that we need to realize is that within six seconds of a buyer stepping into your home, they've already made the decision whether they're going to put an offer in on your property or not. We have to be very careful in how we present the property so that when the buyer first comes in to see it, they're immediately attracted to it.
That comes with staging and it comes with professional photography, as well as all the marketing that I go and put into it. I will take your listing and will market it online through social media, through the power of Facebook, Instagram, Twitter, LinkedIn, YouTube, all the channels to get as many eyes on it as possible. I know I talked about all the other social media channels because that's what I'm about, but also of course, we will get it into the traditional methods of real estate marketing too, which is on MLS, the multi listing service that goes out to all the agents, as well as Zillow, Redfin, Realtor.com and all the third party sites. Our goal is to get as many eyes on it as possible.
Step three pricing. Everybody wants to make sure that they're gonna get the most money for their property. I bring in my expertise in regards to comparable sales, as well as what the market demand is like for your property so that we can ensure that we have the list price appropriate. It's a fine art to balance between pricing it too high and pricing it too low. My strategy is to bring in as many buyers as possible. We want to price it to where buyers are going to see that it's a good value and that's a conversation that we have right before we are going to list.
Step four is to make it active, where we are going to coordinate the showings for you and get the buyers in to view the property.
Step five is when we are going to get the offers submitted! Part of my job as your agent is to not just pick the offer with the highest price. Although that may seem like the right move: actually, what you need to look at is the whole package. It comes down to price, contingencies, as well as who the lender is and actually who the other agent is. Using my expertise of having helped many people through this, I will walk you through each offer so that you can compare and pick the one that's got the best terms as an overall package.
Step six is we have now received an offer and we have ratified it! You and the buyer have decided that you're going to the settlement table from here. Our team are will coordinate the entire process from ratified contract all the way until closing. We will keep in touch with the lender as well as the buyers’ agent to make sure that the process is going smoothly as possible and get you to the settlement table.
Step seven is closing day! The day we all love. We will meet at the settlement table and help you sign the paperwork away and say your goodbyes to your property.
