Now imagine having just seven days in the area to figure it all out.
That was the situation for one of my recent buyer clients relocating to Northern Virginia. They had a very limited window to be here in person, which meant we could not afford to spend their first few days simply trying to understand the market.
We needed a strategy before they ever arrived.

Over two days, we toured 12 homes.
That may sound like a lot, but because we had done the work upfront, the search was focused. We were not driving all over Northern Virginia chasing homes that looked good on paper but did not fit their real life.

It was coming soon, which meant we could not simply schedule a traditional showing and walk through it before my clients’ seven-day visit came to an end.

At that point, we had a decision to make.
We could wait for the home to become active and risk my clients leaving Northern Virginia without securing the property they wanted.
Or we could find another way forward.
After discussing the opportunity, the risks, the market dynamics, and their comfort level, we built a strategy to submit an offer before they had seen the home in person.
That kind of decision is not made casually.
It requires trust, preparation, local knowledge, and a clear understanding of value. It also requires helping clients feel confident enough to make a strong decision without feeling pressured or rushed.
And it worked.
Their offer was accepted.
By acting strategically, they secured the home they wanted within their seven-day window and avoided competing for it once it reached the broader market.
That is not luck.
That is preparation meeting opportunity.

This is why I believe a successful home search, especially for relocation buyers, starts long before the first showing.
It is not about seeing as many houses as possible.
It is about knowing what matters so clearly that when the right opportunity appears, you can recognize it quickly and act with confidence.
